MISSION STATEMENT


Andrews & Galvin Appraisal Services, LLC is a real estate appraisal company specializing in commercial real estate valuation as well as real estate consulting and analysis. Our pledge is to effectively communicate each report in an honest and conscientious manner within a reasonable time frame, at a competitive fee, and in conformance with current professional standards.

 

OPERATION OF BUSINESS


Andrews & Galvin Appraisal Services, LLC participates in the field of real estate appraisal and valuation. Valuation is the process of estimating the market value, insurable value, investment value or other properly defined value(s) of an identified interest in a parcel(s) of real estate as of a specific date.

An appraisal is an unbiased estimate of value in a property or a certain right to a specific property. The value appraised can consist of the current market value, a retrospective value, a prospective value or other defined value that can be sold or transferred in the marketplace. Andrews & Galvin Appraisal Services, LLC specifically participates in the appraisal and valuation of commercial real estate. We also provide consulting services and real estate analyses other than valuation. A complete list of the property types appraised by the current staff and a list of the types of reports and analyses provided are also included.

Our goal is to consistently provide quality appraisal services in a timely manner, to always be available for assistance and questions, even after the analysis has been presented, and to support our clients from an unbiased position in their business decisions.

 

LOCATION OF OPERATION / TERRITORY COVERED


Andrews & Galvin Appraisal Services, LLC operates out of scenic office space within the Farmington Industrial Park off Route 6 in Farmington, Connecticut. Our location - near the intersection of Route 177 - provides convenient access, is centrally located, and allows us to provide real estate valuation services throughout Connecticut.

Our valuation and consultation services have been concentrated in Hartford, Tolland, Middlesex, Litchfield and Windham Counties, along with northern New Haven, and northern Fairfield Counties. While we have worked in southern Fairfield, southern New Haven, and New London Counties, our fees are somewhat higher for these areas because of the extra travel time required to conduct a proper analysis. We have also done appraisal work in New York and throughout New England, including Massachusetts, Vermont and New Hampshire, and have expert testimony experience in both the state and federal courts.

 

COMPANY HISTORY


Miles B. Andrews, MAI and John J. Galvin, MAI, -- both of whom hold the distinctive MAI designation from the Appraisal Institute -- became formally and independently partnered as Andrews & Galvin Appraisal Services, LLC in March of 2003.  Mr. Andrews and Mr. Galvin, in addition to managing the LLC, are both full time State of Connecticut Certified commercial appraisers.  Also on board is a third CT state certified general appraiser, as well as an appraisal researcher and trainee with a provisional appraisal License.

Miles B. Andrews not only specializes in commercial and industrial property types, but he also has renovated and constructed over 20 commercial and residential properties in Connecticut. Six of the renovations involved investment tax credits due to their historic nature. Miles has developed a niche for writing real estate valuation software. As a result, Andrews & Galvin, LLC, is one of the most automated commercial appraisal practices in Connecticut.

In March 2002, the Appraisal Institute awarded John J. Galvin his MAI. Prior to spending 10 years in the field appraising commercial real estate, mostly as a sub-contractor for several firms in Connecticut, John worked for Shawmut National Bank (now Fleet Bank, NA) as a Commercial Review Appraiser and as a Commercial Senior Loan Review Analyst reviewing commercial lending relationships. As part of his work, John successfully completed the bank's in house credit training program.

Sarah P. Otte has a Bachelor of Arts from the University of Connecticut.  She has worked as an appraisal researcher and trainee since 1999.  Currently she holds a State of Connecticut General Appraisal License, and is pursuing her MAI designation.

Katherine A. Kerlejza has a Bachelor of Science in Finance from the University of Connecticut, and a Masters Degree in Finance from Rensselaer Polytechnic Institute.  She has worked with us as an appraisal researcher and trainee since 2004.  Currently she holds a Provisional Appraisal License in Connecticut, and is working towards her General Appraisal License.

As a team, we are now focused on expanding our services to more financial institutions in the Connecticut marketplace. We are being selective, as we are conscientious about providing quality work, one assignment at a time, and meeting turn-around times to properly assist you in your business decisions.
